Puerto Santiago - Manzanillo

Puerto Santiago is a master planned community of 122-acre located on Mexico's Costa Alegre, many people call it as the Jewel of Mexico - Manzanillo. A prosper tourist destination with more than 500,000 inhabits, Manzanillo, Colima is a city consider as:

  • One of the safest cities in Mexico.

  • Sailfish Capital of the world

Working with the political officials of the State of Colima, Mexico, all permits, concessions, valuations, and ecological studies required to develop have been secured and completed accordingly. All of the documents have been carefully examined by one of the premier international law firms in the United States.

Fredrikson & Byron has a complete Due Diligence Binder on the project that provides but is not limited to the following:

  • A certified copy of the Marina Concession and Beach Concession, approving our development plans
  • An environmental impact study of the proposed development
  • An ecological study conducted by the University of Colima that details the exact method to dredge the lagoon for marina access and use
  • Official State of Colima legal disclaimers proving that there are no legal, financial, social or ecological claims on the proposed development
  • Completed infrastructure and engineering drawings for the entire development, to include water, water-treatment, sewer, electrical, drainage and roads
  • Approved zoning for each individual parcel located on the development
  • A certified copy of the State approved Urban Partial Plan reflecting the zoning we proposed (the only document needed to begin building on Puerto Santiago)

They have secured the purchase price, permits, concessions, valuations, ecological studies, and the other important documents described above, to offer a "ready-to-build" project. The eighteen-month study/negotiation and the resulting Due Diligence Binder provide a safe and secure approach to purchasing land in Mexico. As investors and developers they promise save months of time and thousands of dollars in "after-purchase" political and legal negotiations to secure the documents noted above.

Puerto Santiago - Manzanillo

Project Sumary

Imagine a Mediterranean-style seaside village constructed from bricks, freestone, masonry, adobe tiles, and wood. Soothing earth tones will complement the natural materials. Imagine Puerto Santiago:

Marina: The village-like marina will enchant visitors with over 150 boat slips, seaside benches, open plazas, and softly illuminated walkways.

Beach Hotel: Puerto Santiago looks forward to the addition of a quality, five-star 220-room hotel, committed to building in the development.

Shopping and Entertainment Center: Over one million square feet of retail space will enhance Puerto Santiago with a premiere shopping and entertainment district.

Condominium Projects: Condominiums will anchor the Puerto Santiago development. Approximately 132 condominiums will line the beach, while another 800 condominiums face the lagoon and boast a community-style center with tennis courts, an exercise facility, and other amenities.

Single Family Homes: Roughly 240 single-family lots rest alongside the marina and shopping area, as well as throughout the beach area.

Current Projects

Beach Hotel: Puerto Santiago looks forward to the addition of a prestigious, five-star hotel to the community. Committed to Puerto Santiago, the hotel will be located on the beachfront site just beyond the southern portion of the Villas del Sol development. In addition to offering more shopping and dining experiences, the hotel provides the perfect solution to unexpected company.

Puerto Santiago residents that pay the monthly association dues get to experience all of the hotel's amenities in addition to the amenities offered in the rest of the development. Never before has it been so easy to come home to paradise.

Condos del Sol: Condos del Sol will consist of three towers, for a total of 132 individual units for sale. Embodying a Mediterranean architectural feel, units will contain luxurious interior finishes such as tile floors, full kitchen with marble counter tops, modern bathrooms, wood trim finishes, classic gold coast earth tones, aluminum "wooden-clad" windows and doors, red tile overhangs, arches and a stone façade.

Condos del Sol condominium development also offers all of the amenities you've come to expect and appreciate. From swimming pools, jacuzzis, beach access, spas, and close proximity to shopping, dining, and entertainment, the project will also include a full concierge service.

Villas del Sol: border the beachfront on both sides of Condos del Sol. 72 single-family lots sit within minutes from all major destinations within the development. From the moment you step onto the perfectly appointed lot sites, you'll realize the problem lies in choosing just one. With trails connecting homes to the rest of the development, sweeping ocean views, lush landscaping, and comfortable Pacific breezes, paradise beckons at Villas del Sol. Individual homeowners are also able to take advantage of all the five-star hotel's amenities as part of their association dues.

Puerto Santiago - Manzanillo

Vendor relocation: The area where Condos del Sol and the five-star hotel are planned is currently home to one the most authentic seafood restaurant traditions in Manzanillo - Las Ramadas. Generations of Manzanillo residents have flocked to Las Ramadas to enjoy freshly caught seafood, prepared tableside.

Puerto Santiago seeks to retain this great heritage and, with the help of the State of Colima, will be relocating Las Ramadas vendors to a beach area that sits adjacent to the five-star hotel. As the floor plan and images show, we are converting Las Ramadas into a Mexican village. Preserving the charm of the decades-old Las Ramadas, we also added modern conveniences, easing the task of cooking for a growing community.
